    What is a Furnished Office and how is it different from the Executive Office or Serviced Office Suites?

    A furnished office includes a chair and a desk at minimum. In some instances furnished office spaces may include other cost items such as utility, high speed internet, and telephone service on a cost sharing basis. Furnished offices are mostly available from established companies that have some extra office spaces or desk workspaces due to downsizing or other reasons. Caution: If a furnished office space is available at an unreasonably low price, be very careful. Often companies in financial trouble will rent their extra space at any price before they get evicted. Take great care to check with their references with the owner or management company of the building they have the lease from. If they are unwilling to give you their references, think twice before giving them a desposit check. You don't want to be in a situation where you have to take extra ordinary matters to get your security deposit back.     Temporary offices are short term solutions ranging from one month to one year occupancy agreements. Temporary offices may or may not include other cost items such as office furniture, utility, high speed internet, telephone and office cleaning.

    What is a Leased Office?
    Leased Offices are typically raw spaces leased directly from the building landlord or management company. The leased office spaces are typically raw spaces and are rarely furnished. The tenant typically is responsible for the build out of the space as well as for all utility and any other costs associated with maintaining a productive office environment. A typical lease term is three, five and ten years. In Manhattan, New York it is rare to find lease terms greater than ten years. Space sizes can vary from 100 square ft. to 20,000 square ft. As a rule of thumb, the more space you take, the less per square feet rent you pay.

    Directly leasing an office space is a good option for established businesses that do not expect high growth or frequent down sizing.
